美国民宅叫什么“房间”没关系，区别主要在于

区别主要在于是不是living space.

sunroom、garage、basement 一般就不是living space，因为美国的living space 对 insulation, ventilation,electricity, heating等有严格的建筑要求,必须up to code 才qualify to be called living space。

 

所以，不管窗户很多的sunroom还是窗户很少的basement，要变成living space，必须有批文和审查。民宅自己改造，尤其地下室改造，大都不经过审批的，算个管理漏洞。也就是说，最后定位叫什么什么房间不重要，关键是是否符合living space 的 construction code.

 

买房卖房，如果把改造过的space算进SQ FT,就是要claim living space了，一定要做严格的inspection，甚至要问更多的改造文件和细节。
