urgent help!!

要买的房子发现以下的比较大的问题，卖家问我们大概要多少钱credit。我们也比较想买，因此也不想要的太高把卖家吓走。大家知道以下几项大概花多少钱？

1)车库的水泥地面cracked和settled了，需要slab jacking把它lift up。2个车位的一般车库。

2)车库门很差了，我们可能要换新的。

3)一个half的厕所的马桶tank漏水。不知道一般plumber和electrician的价格是多少。人在西雅图。
