这个apartment值得投资吗？

通常在我们这种房价挺高的地方很难见到有正的cash flow的投资房在卖。
昨天突然看到一个，8个单位，5个一室的，3个两室的。85年房，92万。中等偏上去。我们这个地方，公寓极其好出租，今年两个同事找apartment都说好难找。如果全部租出去，租金在7000左右。如果付30%的down，应该是争得cash flow。看着租金还在涨，我个人觉得deal不错，不知大家认为如何？
我今天给listing agent打了个电话，大已经under contract了。看来好deal还是出手很快的。
听说投资apartment至少要30%的首付，是这样吗？如果是这样，我一时半会没戏了。
