I am not doing homework for anyone. If I am not told, I just assume so. Don't tell me 12 months full rent is a little stretch, it's easy to rent - she said so. Do tell me tax implecation, either, it's not part of the cap rate definition. Don't tell me the house is a fix-up, let the tenants pay their own way. Don't tell me your hourly rate deduction when fighting your tenants in local court, either. What about insurance? Paid in cash is the definition too.

Don't confuse cap rate with ROI.
