我正在卖房子,我没有找listing agent, but I paid $400 to put on mls and willing to pay 2.5% for buyer's agent. I want to attract the agent to bring the buyer. that is it.
I also run Sale by owner and run open house actively (bought the signs from HD $3/each), during the weekend I put the signs on the road side. this way it attracts active buyer (I did not put on newspaper).After two weekends, I got an offer (without agent), I think this is the fast and most economic way to sale house.
you only need to have one buyer, right?
you need to be patient to find the right buyer (maybe there are more to come for the open house but you need to find the right one)
My house, 3400 sf with 5 bedroom, is 40 years old. I waiting for big family to buy and finally I got one.
I took around my area and found there are many sign for sale. you can feel this is the buyer market, meaning the buyer has more choice.
there are many factors you need to consider: location, price, house condition, time frame
you may need to upgrade too much, if they like your house, this is everything.
