问个买房的问题：如果seller在面积上说慌

看中一房，owner说是2900尺，但政府网站的纪录是2600尺，并且感觉也没有2900尺，还有政府的纪录是2000年的房子，但owner说是2001年的。我跟她指正，她居然说政府always wrong. 遇到这种情况怎么办？谢谢
