Ask your realtor to get tax report of the house.
You can get Square Footage on the report. If there is a big difference, seller might be cheating.

Also you can check with appraiser who is doing appraisal for you to find out if SF is close correct.

Usually with same SF, one story looks bigger than 2 story because stairs occupy some space.
