买房怎么退出并拿回定金

两个星期前看中一个房子，也签了合同。思前想后觉得价格太高，工作也不那么稳定，有点先想后悔了。现在已经交了一万元的定金，还没开始股价和验房。房子属于高端房，质量非常好，估计验房也很难发现大的问题。请问有什么方法退出合同拿到定金？
