Not always 6%

Sell by owner can save you at least the 3% of sales agent's commision. Assist2sell charges fixed $3000. If you are not in a big hurry (due to financial hardship), you can try those two first.

However, closing cost is not a small amount of money. I don't think you will have any chance to save that part.
