Regarding the selling price of my house. let me just tell you this. None of these houses in this community with size larger then 4,000 SF were sold for less than $200/per SF except few foreclosure ones, and maybe few ones with special situation (such as corporate relocation). Hey, nice try again, but wrong as it has been always.
A banker's appraiser should be quite accurate, maybe undervalued, but will not be so much overvalued. You know why? Because this is the value the bank is based on for lending you the money. If they overestimate the value, the bank will not get benefit from doing that. To the bank the true market value of the house has to be more than what you can borrow. Otherwise the bank will definitely lose money when the owner can't make mortgage payment and the bank has to take the house back for sale. Get it?
And please if you can, I would very much like you to buy a house for me for 1.05 M with a bank's appraiser of 1.7 M.
