买房遇到尴尬事, 请教!

和我的REALTOR一起看房, 断断续续有三年了. REALTOR特别好, 很为我们想. 可是我们看中了一栋熟人自己卖的房子. 我们是一定要给REALTOR一定表示, 多少为好呢? 还有就是这种SALE BY OWNER的房子, 买房的REALTOR是不是一般都不用做什么事? 好多弄不明白的事.
