Defective Summary

Roof

1. East Chimney Chimney:

 

Brick: Mortar on chimney is deteriorated. Recommend further

evaluation and repair by a qualified contractor.

Electrical

2. Basement Electric Panel Breakers:

 

Copper and Aluminum: Label all circuits.

3. Basement Electric Panel Is the panel bonded?

 

No Service panel is not bonded. Recommend further

evaluation by a licensed electrical contractor.

Plumbing

4. Basement Water Heater Flue Pipe:

 

Single Wall: Flue pipe is not properly secured together

with screws, requires repair. Current building standards require single wall pipe

have a minimum of 6" of clearance from all combustible material. Not present in

basement, requires repair.

Air Conditioning

5. East Side of House AC System A/C System Operation:

 

Functional at time of inspection: Improper

temperature differential. Recommend further evaluation by a qualified HVAC

technician.

Heating System

6. Basement Heating System Heat Exchanger:

 

6 Burner: Loose screw present in heat exchanger,

requires removal.

7. Basement Heating System Blower Fan/Filter:

 

Direct drive with reusable filter: Safety

disconnect inoperable at furnace fan compartment, recommend repair.

8. Basement Heating System Flue Pipe:

 

Double Wall: Current building standards require double

wall flue pipe have a minimum of 1" clearance from combustible materials. Not

present in attic, recommend repair.

Structure

9. Foundation:

 

Concrete: Cracks with evidence of seepage present at south wall in

basement. Cracks with evidence of seepage present at north and east walls in

crawlspace. Recommend further evaluation and repair by a qualified contractor.

Attic

10. Main Attic Roof Framing:

 

2x4 Truss: Truss is damaged at center of west facing roof

surface. Recommend further evaluation and repair by a qualified contractor.

11. Main Attic Sheathing:

 

Plywood: Staining present at multiple locations. Potential

microbial growth, recommend testing and remediation per EPA guidelines.

12. Main Attic Ventilation:

 

Roof and soffit vents: Ends of truss bays are blocked with

insulation, recommend installing baffles to allow proper ventilation. Roof vent is

obstructed by insulation, recommend repair.


Basement

 

13. Main Basement Basement Stairs/Railings:

 

Wood stairs with wood handrails: Spindle spacing is

greater than 4" and not in compliance with current building standards.

Bathroom

14. 2nd floor hall Bathroom Ceiling:

 

Painted Drywall: Water damage present near north wall, dry

at time of inspection. Recommend repair and monitor for leaks.

15. 2nd floor hall Bathroom Electrical:

 

110 VAC outlets and lighting circuits: Current building

standards require all bathroom outlets be GFCI protected.

16. Master Bathroom Electrical:

 

110 VAC outlets and lighting circuits: Current building

standards require all bathroom outlets be GFCI protected.

17. Master Bathroom Shower/Surround:

 

Fiberglass pan and tile surround: Loose and missing

grout at south wall, requires repair.

18. 1st floor 1/2 Bath Half Bathroom Electrical:

 

110 VAC outlets and lighting circuits: Current

building standards require all bathroom outlets be GFCI protected.

Bedroom

19. 2nd Floor West Bedroom Electrical:

 

110 VAC outlets and lighting circuits: Closet light

requires covered lens.

20. 2nd Floor Southwest Bedroom Electrical:

 

110 VAC outlets and lighting circuits: Closet light

requires covered lens.

21. 2nd Floor Southeast Bedroom Electrical:

 

110 VAC outlets and lighting circuits: Closet light

requires covered lens.

22. Carbon Monoxide detectors present

 

No Illinois state law requires carbon monoxide detectors

within 15' of every sleeping room.

Living Space

23. Dining Room Living Space Ceiling:

 

Painted Drywall: Water damage present at east wall, dry at

time of inspection. Recommend repair and monitor for leaks.

Kitchen

24. 1st Floor Kitchen Dishwasher:

 

Electrolux: Dishwasher drain tube is improperly installed at

disposal, recommend repair by a qualified contractor.

25. 1st Floor Kitchen Electrical:

 

110 VAC outlets and lighting circuits: Current building

standards require all kitchen counter outlets be GFCI protected.

Laundry Room/Area

26. 1st Floor Laundry Room/Area Washer and Dryer Electrical:

 

110 VAC: Current building standards

require all outlets within 6' of a water source be GFCI protected.

Fireplace/Wood Stove

27. Family Room Fireplace Fire Box

 

Brick: Loose and missing mortar in fire box, recommend

repair.
