If it is a good investment, the increase of the value on commercial property should be higher than residential. I knew someone bought a piece of commerical land for $150K 10 years ago,now there is a offer of $1.25M for buying the lot. But to buy land, you need to put down 50%, also risk is higher than buildings or houses.
