who owns hundreds of units and collect tens of thousands of dollars each month.

Of cause you need to balance the risk of higher interest rate, economic climate etc. There are also stories of someone who used to own thousands of units but went bankrupt and had to live in 'chicken coops' due to high interest rate and low occupancy because of people losing jobs, some decades ago of cause, not recently.

so, there's always risks and great returns, like other types of investment as well.
