要不要买this townhouse?

This is a nice town in a good neighborhood and school district in Atlanta. The townhouse is around 2000 square feet and asking for 220k, I got it down to 213k. I was checking the other houses in the neighborhood, sold for 190k with 2500 square feet half year ago.

So I wonder if this is a good deal?
