probably you should sell the California house. The market actually is not too bad in Nothern CA right now. And then rent a Townhome in good school district for your older kid's education. You can still get a good price (under $1800)on rent if you are willing to sign more than one year lease.

Do not mention that you are selling the house because of divorce, some people may have concern for bad Fengshui.
