I would suggest add "logcal newspaper". Dont expect it's very powerful. Depends. But the more channels the better.
Approval of tenants:
1) Credit check. At this moment, 670 is minimum. Read the credit report carefully. Failure in paying medical bills can be tolerated sometimes. Failure in paying rent or other bills cannot be tolerated.
2) Check references. The current landlord is not reliable: if he/she is a bad tenant, the current landlord would be happy to give you wrong info so they can be out! Go back to 2 previous landlords.
3) Security deposit is a must. If someone does not want to put down deposit. Forget it.
4) Becareful with the terms of the lease. Many things you need to know for local laws.
In general, the rental market is becoming better. You can find a tenant like me (now i'm renting or HuiAhui) without much difficulty if you have a house in SanJose.
