it means you can cancel the contract any time without any penalty. a list of exception will list a few people to whom you sell your property wihtout paying any thing to the realtor.

For example, you put 梦思得 on your exception list; if you sell the property to me, then the realtor gets nothing. Why so? Because you know me before and it is not the realtor who introduced me to you.

Of course realtors don't like these two things. Fine, find another one who would accept these terms.
