House age with 4-6 is really a bargin if the owner takes good care of the house.
Since it's built 4-6 years before, the material/labor price at that time is cheaper than today. Also, except for the land, all other stuff only get cheaper and cheaper when the times goes by.
So, for example, in 2000, the brand new house is sold for 250K. Today, the same brand new house might worth at least 350K (I'm not talking about hot areas). While if you buy that 2000 house today, it normally less than 310K.
But you can easily figure out whether there's issue with the hourse or not. Also, the backyard is already well done.
