The buyer gave us a pre-approve letter before sign the contract, they have double income and just loan 310K. I think they never started the loan application, the bank letter is not real, according to what I heard, the credit check is the first step, and if wife's credit is not enough, they could only loan on hu*****and. The bank won't reject a loan because a wife's credit after one and half month (they gave us the letter on the commitment due day)

They just cheated us, I know they offered my neighbor's house after they sign the contact with us about one month, when we look back, we found every word they said were lying, they just wanted using our house as a backout, after sign the contract, they keep look around and make other offers ... they never thought they waste other people's time and money.

As for the lawyer, we were selling by owner, but they did not protect our rights at all, when passed the due day of second deposit, they did not ask for it before I asked them to do so, there were a lot of this kind of things happened, basically, if i did not call them, they did not do anything. I even did not get the chance talk to the lawyer until the buyer breach the contact and after I asked several times. They even don't tell me how to get the first deposit ($1000), just say it will remain on the trust account.

Such a nightmare!
