but you are going to lose moeny in every case.

Don't know the law in NJ particularly, but seems the buyer can back out without any penalty.

Your lawyer seems reasonable because he/she knows you don't have any leagal stand so he/she does not want to waste his/her time, now you complain that yoru lawyer is bad.

Go to the court, and do come back let us know the result.
