I can lock 30 year fix rate for 365 days. Just pay necessary fees for it.

I will pay you a lunch if you tell me which whole sale lender who can offer 10 year rate that is better than 30 year (for any time lock) for same loan amount and same approval condition. Please do not compare sub-prime 30 year to a paper 10 year.
