Refinancing 之我见

现在银行房屋贷款利率低，refinancing 或想refinancing 的人不少。我的经验：

如果仅仅是利率低而重做同样年限的贷款，又有手续费，不一定合算。比如你原来的是３０年的，现重新贷款仍是３０年，但利率低了。表面看你可能每月还款低了，但记住你已经付过的年数都不算了，要重新开始又一个新３０年。除非是你重新贷款用新的利率并且缩短贷款年限，从３０年变成１５年的，这样你每月付款可能比原来
３０年的要多，但总数上你肯定比原来３０年的贷款要少付不少。咨询银行时，一定要他们给你出个根据新利率计算出的＂amortization schedule＂。你要把它和你现时的贷款做个比较，看到底能省多少。

我重新贷款过一次，从３０年６.５％降到１５年４.５％。最近银行又跟我说有１５年３.１２５％，但我算了一下不合算，因为我现在的１５年贷款已经还了３年了。要是重新做３.１２５％，１５年又要重新算起，等于我要还１８年。后来又说有１０年２.８７５％，这个好，正准备做，却被告知不适用于纽约的COOP。TNND！
