2. S/he must be very familiar with the local market so she can give you the right price the first time your house is putting on the market.
3. S/he must be very active and agressive in marketing your house using different methods and media, such as newspaper, internet, etc.
4. The first weekend is usually very important. Over half the houses get strong interest, or offers during the first weekend. Open house is very important.
5. S/he must know the art of staging to make the house attractive.
If you are in Northern Virginia, I would be the best choice :-)
