and can be rented for $1500.

It needs around $5000 to fix it up. 5 bedrooms, 2 full baths, and 2 kitchens.

In Woodbridge, which is an hour or so south of DC.

Total cost would be $83K + 2K transaction fee + 2K closing clost + $5000 fixup = $92K

Cap rate = $18000/92000 = 19.6%
