You have to prepare for the worst if you cannot get positive cash flow.

I have been very bullish, but still don't think it is a good idea to buy many negative cash flow property at a down market.

Look for more REO and fix them up, you should be able to get positive cash flow now in NOVA. In Herndon, you can buy a small townhouse for $149K and rent for $1300 per month.
