1. SFH rentals in Austin has never been performed good - too many vacation homes at Far West/ Barton Creek/Hillside or Round Rock/Cider Vellege. Even in the tech hey day (1999-2000).
2. Housing in Texas overall growing much slower compared with national average - Houston, Dallas, Austin, San Antonio just name a few cities. Texas is simply too big. Too much land available and too cheap land.
3. Now whole housing market experiencing a big correction - it is absolutely a bad idea for housing investment unless for living byself.
