If the tenant would like to buy at the agreed-upon price and can come up with the down payment and get the mortgage and pay for inspection. Yes. Otherwise No.

Both parties has to agree on the price. It is determined by market price at that time, projection on the future growht etc... Keep in mind that if the lease term is 1 year then the price was locked for 1 year not at the time of the transaction which could be at the end of the lease term.

But also keep in mind that you will have to take the chance on future price fluctuation.
Let's say you sign this lease contract with option with your tenant in 2005, expecting you can sell you house @ 500K at the end of the lease term which is 2006. In 2006, you found out the price for that house actully went up to @800K. The tenant can still buy the house @500K because he has the option. You can't break the lease contract.
