As you said, the real estate is very hot here. Be honest with you, it's going to be very difficult for you to buy a 3000sf house to meet your requirements at a price of $400K to $450K. I am not sure there is any house for sale at that price in Bellevue/Redmond area (Where Microsoft is located). If you really want to buy house at that price range, you probably should consider other towns like Bothel, Issaquah or Sammamish.
Car-wise, SUV with 4WD is better.
