With your budget, you can buy a condo or townhouse in the area. The neighbouring city, Camarillo, has single family new homes starting from the upper 500s or lower 600s. So if you are flexible with your budget, perhaps you can afford a decent home with the square footage of around 1800. As far as I know, the housing market is still in a boom cycle.
