请问：如何发落前房客

Foreclosure买下一现在正出租房。去年这个房客与前房东签订了三年租约合同。 其中有一条： 如果房东毁约， 房东赔三个月房租给房客。

 


现在我买下房后， 现房客不肯签先新租房合约， 不肯搬出， 不肯付房租， 而是要求我给他免费住三个月。 理由是，1. 前房东毁约，应该赔他三个月房租。 2. 根据 联帮法， 房客可以住90天。


请问前房客可以免费住三个月吗？  联帮法永许房客免费住90天吗？


如果打官司，哪位大侠知道相关的法吗？ 本人在北卡洲。
