根据PTFA, 不管以前有没有lease，新房东要给房客90-notice to terminate lease。在此期间你不能evict。但九十天期满之后，你可以启动eviction process。如果房客在住满九十天之后自动搬走了，你还是可以上法庭要求房客付欠你的三个月房租的。
