比如一个房子,买来46万,本来不打算卖,看到房市不好,就想卖,可是46万已经很难卖出去了,但是以land contract的形式以47.9万卖出去了,才知道很多美国人是因为没钱付首付。其实他们的收入并不低。
46万,20%DOWN,9万2,贷款36万8,利息4.5%,30年,月付$1,864
现在LAND CONTRACT 出去,利息7.9%,30年,月入$3,481
每个月就可净赚$1,617。
如果把这个当作一个金融产品,就是投资9万2,每个月净赚$1,617。一共30年,相当于cap rate=21%. 其实再加上escrow和其他(利息),收入还要再多一点。
这个比房屋出租的好处在于,不用管理,维修房子。
一个好处是高利率,高卖价
