I agree that the return is great if the contract performs...
the draw back are
1. underperformed contracts, there will be lengthy processes to go thru to get your property back.
2. possible liens can be attach to the properties since buyer has right to the title.
3. possible note be call by mortgage company, since you sold the property under contract for deed.
don't get me wrong, I bought many units under this setup, and it has been work out well for me, but the risks as the seller are definitely there, and should not be over looked.
I agree that the return is great if the contract performs...
