各位高手，请教房子盈利算法。

房子盈利到底怎么算阿？

1。 (rental - costs) /(money from pocket: downpayment + closing costs)
2. (rental - costs) /house price

如果是1，我用HOME EQUITY LINE OF CREDIT买岂非盈利无限大？ 如果是2，分别不出投入了。怎么算才对？
