This is the first time I actually need to evict a tenant.
I have been always careful in selecting tenants. This time, both hu*****and and wife looked decent and they had two lovely children. They bought a large house that they could not afford, so bank foreclosed.
I felt sympathy to them, so rent a townhouse to them.
It turned out to be a big mistake.
At the time they moved in, they paid the first month's rent plus $500 deposit and promised to pay the rest of the deposit in 15 days, but it never happens.
The Second month, after I called several times, and delayed more than 10 days, I eventually collected the rent.
This is the third month. The renter told me that he would pay on the next Wednesday, then weekend, then Monday, etc. Eventually I wrote him a 5 day pay or quit notice. He said he would pay the rent the last Friday. Then he called and told me his uncle died so he had to go to attend the funeral, and promised to pay the rent today.
But still, he hasn't called.
I am going to the court tomorrow to start the eviction process. As this is the first time I evict a renter and am not familiar with the process, your advice will be highly appreciated.
So, tomorrow, I just need to fill a form, pay the court fee, and schedule a date, right? What should I bring? What other things I need to pay special attention to?
