We just went through an eviction process. We need to bring the 3 day pay or quit notice(with delivery method indicated on the notice), lease agreement and a claim form from the court. Bring a checkbook. We need to pay court and sheriff. The court will schedule a date and time for you for the claim case. The sheriff will notice the tenants the date and time for the court. If on the scheduled court date and time, the tenants do not show up, you win the case and get a judge order. We then have 2 days to notice the tenants to leave. If the tenants won't leave, we have 2 weeks to schedule sheriff to evict them.
Please check your state's web site about small claim court.
