请教关于旧金山房东和房客的问题

我们搬到旧金山1年多， 楼下姻亲租给了一个美国房客和他的儿子(6岁)。 这个美
国房客以前有10年租房经验， 为一点点小事和我们讲话动不动就拿法律来上纲上线，
例如他把门口的地板弄坏， 不但不修，反而说是地板结构有问题， 他要告我们如
果我们让他修， 如此事情呈出不穷。很伤脑筋。

我下个月就要生孩子，希望他们能搬出去， 而且公公婆婆年底退休会搬来，我听说
在旧金山让房客搬， 如果房客不搬，赶他们走要很麻烦， 请问有什么方法和平解
决？ 多谢！！！！！

I really really need your help. Since my typing chinese is not very good, so that my article is not long, but I have suffered too much from this situation and need your help, advice and suggestion. Please share same experience if you have any. Thanks a lot for your help!!!!
