谁算算这个回报

买价35万，3.5% down，当时closing 没有付 任何钱搬进去。mortgage2500/月，HOA $250/月。住了五年，mortgage balance 32 万。现在卖57万。回报多少？

另外补充，这个房子出租价格在$2500 - $3000/月之间。
