转型商业地产

诚信请教,我做小地主几年了,弄了十几个房子,我以后再做必须商业贷款了。  

我觉得既然商业贷款,我就想做商业房产,而且有几个朋友想跟我一起做,从投资额和花费的时间的角度商业地产比较合适。我目前的状况是骑马找马,一边继续做出租房,一边积极找商业地产。我的出租cap rate 基本是8%或更高,想请教大家商业地产容不容易做到8%?或许这个问题本身是个错的问题因为没考虑升值?另外哪个asset class最适合做value added?谢谢大家!
