转型商业地产

诚信请教，我做小地主几年了，弄了十几个房子，我以后再做必须商业贷款了。  

我觉得既然商业贷款，我就想做商业房产，而且有几个朋友想跟我一起做，从投资额和花费的时间的角度商业地产比较合适。我目前的状况是骑马找马，一边继续做出租房，一边积极找商业地产。我的出租cap rate 基本是8%或更高，想请教大家商业地产容不容易做到8%？或许这个问题本身是个错的问题因为没考虑升值？另外哪个asset class最适合做value added？谢谢大家！
