I think I offered 3% or 5% above asking.

That house is in the old money area in southern CA.

Nowaday, I offered all cash, above asking price, no inspection and no nothing and lost. 

The final price might need to be approved by judge in probate court.

The probate judge might not approve dual agency sales.
