“2020年一个投资125万。套现一半以后，目前首付还剩下65万。银行贷款大约315万。总投资毛收入大约35万。费用20万（不包括支付贷款本金部分）。现金流大约15万（包括支付贷款本金）。升值大约120万。”

无聊， 算了一下这个deal,  太好了！  投资65万，丢给PM， 一年净收9万5千。 一年升值大约120万。 

   - “银行贷款大约315万”， This means the purchase price is $3,8M, the down payment likely was $950K。The explaination could be " paid the extra $300K down payment to get the deal". 

“首付还剩下65万。银行贷款大约315万。总投资毛收入大约35万。费用20万（不包括支付贷款本金部分）。现金流大约15万（包括支付贷款本金）”

  - Recurring Operating Expenses： 4% cashout commecial loan rate （ Principle paid: $55,472, Interested paid: $124,990）,  property tax 1% at $3.8M taxable value, 5% PM charge, $1000/月 maintenent fee, property insurance $8000, HOA $0,  Vacancy Rate: 2%.   我把费用压缩到不能在低了。 

 

毛收入大约35万means that the monthy rent is $29,800, 金流大约15万: The net passive cashflow is $94,170/annual， Principle paid: $55,472.
