我本人2020年一个投资组合大约投入现金95万。买入价大约380万。套现以后，目前首付还剩下65万。银行贷款大约315万。总投资毛收入大约35万。费用20万（不包括支付贷款本金部分）。纯现金流大约15万（包括支付贷款本金）。大约4年就可以通过现金流把剩下的65万首付收回成本。也可以通过cash out refin套现。目前价值大约500万。升值了大约120万。
