房屋检查报告出来了,这样是否问题很大??

六十年代的房子,两层,平顶。其他的都可以修理替换,但有两个地方令我不安。麻烦各位帮忙看一下,多谢。
关于foundation, 报告中说没有明显可见的问题。
The bolted foundation is constructed of a concrete slab-on-grade, with no major visible defects observed at the visible, perimeter exterior portions of the foundation. Portion of the exterior perimeter slab foundation were obstructed with the amount of shrubs/vegetation and stored items around the home. The full interior slab was not visible due to wood or other floor coverings.
关于settlement,告中是
There were moderate indications of settlement in the interior walls and doorways, observed at the locations that includes, but is not limited to: there were discernible settlement cracks in the upper rear kitchen wall by the ceiling girder and family room slider door opening, at the entry hall and stairway corner walls, and at the front wall above bonus room window openings;
The second level bedroom, bathroom, closet doors/frames had settled out-of-level, and did not close square/evenly within the frame; and there were moderate creaks from the stair and the sub-flooring section of the second level hallway and bedrooms.
It is recommended that any previous knowledge, documents, reports generated regarding settlement in the home be properly disclosed by the seller; and if further concerns, all settlement conditions evaluated by a licensed building contractor for any settlement verification; and licensed flooring contractor for any door/flooring repair and correction, to help reduce any adverse differential settings.
这个问题很严重吗?查了一些资料,这些cracks or out-of-level doors/windows 好像是foundation问题的现象。
 
下面是关于roof可能曾经有leak的描述,但我记得对方曾说两三年前修过roof。曾经有过leakroof还可以考虑吗?我会去问是否有roof warrenty.
There were moderate indications of “painted over” intrusion stains, moisture damage, dark discolor from roof/flashing leak, observed at the interior ceiling locations at the master bedroom, which should be verified for proper repair or replacement and correction to prevent from a health hazard.
 
Also, there may be latent/concealed condition of moisture damage with possible fungal contamination in the wood framing, drywall, insulation materials for the affected bed room ceiling area, from the roof leaks that were invisible at the time of inspection.
