It depends on how much work you want to do and how comfortable you will be living in an old house that there will be things to fix.

1. Concrete: no big deal. Important thing is the grade of ground around the house(water should flow away from the walls). By the way, you should seal the joints between the vertical walls and the concrete slabs with tar besides fixing the cracked concrete.

2. Termite: If you don't have water either from the top or from the bottom, you should not be too much worried about termites.

3. Windows: if you are making good money, probably you will not be happy with the old windows sooner or later.
Depending on the sizes and numbers, this could be a 20k job. Otherwise, it just take some scrapping, cleaning, and painting. (Old wooden stained windows are much more difficult to renovate)
