1. only 1 loan, 30 years fix rate 6.25%, but we need to pay mortgage insurance, which is about $100 per month. The monthly payment (including principal, interest, hazard insurance, mortgage insurance, real estate tax) is X;
2. only 1 loan, 30 years fix rate 6.75%, but the builder will pay the mortgage insurance. The monthly payment is X-50;
3. two loans. first loan 6.25% fixed for 30 years, second laon 9.5% fixed for 30 years. In this case, no mortgage insurance is required. The monthly payment is X-65.
按照我的理解,第3种计划比较好。一来每个月的付款量是最少的, 二来我可以在一到两年内把这个高利息的10%付清,可以要求re-finance, 而不必真的付30年利息。
我的理解有问题吗? 基于我们的情况, 到底哪种选择比较好? 还有什么其他的方法吗? 多谢指教!!
