1.夫妻买房的话,贷款一定要以两个得名义吗?比如一个credit score 高一点,一个低
一点,如果只有credit score高的人贷款,会不会更好呢?还是说,因为银行账号是
joint accounts,所以必须两个人。又或者,和债务责任,房产归属有关?不太明白。

Depend which state you live in. If both are borrower, the lender look at who's score lower and the middle score. In TX, you can use one borrower. Only only middle score, one's income and debt be used to quolify.

Depend your state, IN TX, it is ok with one borrower and two owner. If the borrower is marred, two owner anyway until another spouse sign document to give up the interest of the property. The mortgage is the debt of the borrower only on paper. if you do not pay, it goes to the borrower's credit report only.

2.如果我到几个不同的lenders去pre-qualify, 最后选择一个,可以吗?问了别人,说虽然pre-qualify没有费用,但是要求pre-qualify就相当于apply了,有application
fee。这个application fee大约多少呢?
Why you need more than one pre-approval. It wast time. If you be pre-approved with one lender, you can use the same credit report to ask price from amny lender/brokers.
usually no fee at all.


3.pre-qualify以后如果lock就可以让利率一定时间不变是吧。lock是不是就是你已经决定在某个lender贷款了,完成某种手续,比如填表格之后,就lock了,然后在30天之内close escrow的话,就是以这个利率贷款?另外,down/lock=5/30里面的down是什么?

You can lock with any days. The 30 day lock is most popular. down means down payment.
