1。如果找buyer agent, do we need to sign any documents to state that he/she work for us as a buyer's agent and maybe something else, before he/she show us the houses?
Not necessary, But based on general tradition, if you sign a contract, the agent will provide better services. Even you do not sign any contract, if an agent showing you a property, he/she is your agent and entitled to get commission.
2。能否同时找几个buyer agent? Not recommend.
3。或者能够让某个buyer agent带你去看不在她网络里（比如她是Remax或者21Century的，但是房子不是那个网络里查到的而是自己找到的）的房子？ Any Realtor (Realtor is a licensed real estate agent and the member of National Realtor Association) can show you any property listed in local MLS. Not every real estate agent (state licensed) is Realtor.
4。这次自己溜达，有个老美房主，是buy from seller，谁有经验这种情况如何处理文件？是不是找个律师，还是什么人？ A real estate agent can help you. 律师 usually charge more.
5。What is "Air Condition Dual Zone"? two controller in your house to control two area with different settings.
