看到本坛地主们的硕果眼馋，自己也想做做看，但做完先期研究很泄气，大家帮我看看

我假设是现金买房，地皮增值抵消房子折旧。

3% - 税加保险

1% - 空房损失

1% - 维修费用

成本共计5%

通常来讲一个房子10% return很不错了，除去成本5%的纯收益而已，如果你用这本金买好的有分红的Bond，5%不难做到，可这花的时间精力少太多了。你自己时间也很值钱啊。从风险角度讲，房子地皮增值在有的地区大于房子折旧，可是投资房多数不在很好的地脚，增值率大大下降，如果多点投资买好地脚的房子，现金流就比较困难。

这还是现金房的情况，如贷款就更没法说了，那这投资房子还值得吗？

请大家狠狠的驳斥我，跟老公争了很久要买投资房了，现在得到这个结论很不甘心啊！！
