offer的事烦死了，恳求建议。

先说下背景吧。第一次在美国买自住房。这个学区新房很少，JJ好不容易找到这个房主想要卖房，还没有放到Listing上。我们看了很满意，5月4号就下了offer，卖方JJ说她们另有2套房，家具可能不想要了，所以我们就买下了Dining-room 的3件套。中间来来去去搞了很久，终于敲定总价294，000. 我看了这房的TAX Assessment Price 是284，000 就在OFFER 上写了这个价钱， 将Dining-room 的3件套算作10，000附在 OFFER 的Addendum里。这样总价还是不变对卖方来説， 对我们来说 Property tax 也不会有所上涨因为价钱不变。但是对方律师说他们卖家具的钱要上税，而且即使这样他们一样报成交价为294，000. 想让我们换一种写法在OFFER里。 我们付commission 20，000， 而将成交价写成274，000. 我的疑问是，1.他们真的要报税吗？ 2. 如果OFFER按他们要求写会有什么不利于我们的地方？第一次买房就遇到这么些问题，我有些怀疑房主是否真心想卖，都有CANCEL的冲动了。
